6 Easy Ways To Increase The Value Of Your Home

Are you looking to sell your home & move on to the next exciting chapter of your life? If so, two things are probably very important to you right now – selling your home quickly and for as much money as possible.

The faster you sell your house, the faster you move into your dream home.

It also goes without saying that the more you sell your home for, the more money in the bank to pay down debts, renovate your new home, or even take a much needed vacation!

Well, if you want to sell as quickly as possible and for the highest profit you can get without having to spend a lot of money, check out these 6 easy ways to increase the value of your home down below:

1. Paint The Town Walls

Paint is one of the most affordable ways you can give your home a facelift that buyers will appreciate. Paint colours are very personal to people, so I’d suggest sticking to a more neutral palette that allows others to better visualize the way their own home decor and design schemes can fit into your space.

I don’t know about you, but super bold and wild colours like red, yellow, green, etc. throw me off and make it quite difficult to picture myself in the home.

This goes beyond colour shock, though; a fresh coat of paint also makes your home look and feel fresher, so why not make painting your walls a nice bonding activity between family or friends? I’m sure at least one person in your network owes you a major favour.

2. Size Matters, Use Mirrors

It’s no secret that size directly impacts pricing and house hunters are on the lookout for spacious properties.

Though you can’t increase the size of your home without shilling out the big bucks, you can make it feel a lot larger than it is.

If you follow my earlier tip of choosing neutral coloured paint, then you’re already half way towards turning your shoebox into a McMansion.

The combination of a bright neutral colour palette and strategically placed mirrors will easily make your home feel a lot larger than it actually is. There are many ways to use mirrors to your advantage – from investing in large ones that simply lean against walls, grouping them together, buying mirrored furniture, and more.

3. Declutter Your Home

You would think that something as simple as cleaning up before inviting your realtor over to snap photos goes without saying, but I’ve seen enough listings to realize that common sense really isn’t all that common.

4. Get With The Times

Update your decor. You don’t have to do this all in one haul, but when you start itching for a move, you should also start itching for some 21st century decor to go along with today’s market demands. Green carpets, doilies, and floral couches just aren’t poppin’ like they used to.

5. Don’t Skip The Loo

Forget what the nursery rhymes taught you. You don’t want to skip the loo when it comes to affordable price-boosting renovations. In fact, it’s washroom and kitchen renovations that do the most to increase the value of your home.

Ditch the fluffy toilet seat cover, and perhaps even buy a new toilet for as low as $120. Get a new shower curtain. Replace your vanity mirror with something more striking. Update your lights. Throw some patchouli in there, complete with a decorative vase. There are so many affordable ways to make your washroom a more welcoming place.

Bonus: Don’t forget to replace your grout! You want your sink, shower/tub, etc. to look as fresh as possible and stale grout is just not the way to go.

6. Kitchen’s Need Love Too

Kitchens have the potential to be a great focal point of any home. Doing something as simple as installing a statement light fixture can have a huge impact on your home’s perceived value.

Pro tip: geometric light fixtures are seriously trending right now.

Happy with the lights you’ve already got? Consider upgrading your sink’s tub and/or faucet in stead! You can also just just swap out your off-colored microwave for a stainless steel model that would give your kitchen a more polished look – especially if your oven and dishwasher already match!

It doesn’t matter that you’re taking your appliances with you when you move – all that counts is the high end vibe potential buyers associate with your space.
